Property inspection – once a month – sending report including check-up list and digital photos from the inspection
– Composing an initial inventory list with all your property contents –furnishing, appliances, special features – on the primary visit
– Airing off all rooms in the property
– Visual inspection of the interior, and check for any obvious defects
– Check-up:
– For insect-pests damages
– Appliances and electrical equipment
– Furniture and household goods for damages, wear and tear
– Sanitary equipment and plumbing, flushing the toilets for refreshment
– For cracks and building aberrations – outside and inside
– Inventory from the initial list
– Communicating with neighbors and property relevant individuals
Bills payment – council taxes, electricity, water, security system, internet, satellite TV and all other payments your property may require.
Representation in front of local service providers as:
– Electricity Company
– Water Company
– Telephone Company
– Internet providers
– Cable TV / Satellite Company
– Security service Company
– Local Municipality – council tax office
Keep a record and sending regular monthly reports and bank statements for all bills paid.
Insurance organizing – basic building insurance and contents /quotations on request/.
Cleaning and laundry – additional charge per visit – on request
Winterization of the villa/apartment – included in the yearly fee
– Turn off the water supply in your home at the beginning of the cold season
– Wadding and insulating the water meter /which is usually outside in a shaft/ to avoid bursting
Communication with neighbors and other persons related with the property /if it is necessary/
Assisting with renting a car; organizing air-port transfers – on request
Assisting with delivering food welcome pack for owners/guests arrival
Full owners support during their stay in Bulgaria
Annual management fee /covering 12 months period/ for the above services is:
– villas/houses – 399 euro
– apartments – 275 euro
